  • When we look at purchasing a commercial property, the dynamics of purchase is in variation to that used in buying residential properties.

  • Commercial properties are classified broadly into two types namely

    [1] Shops: - These occupy the prime ground level of any building and are purchased for retail activities where there is a need for customer footfalls. The thumb rule for pricing for these properties is twice the rate quoted for the sale of residential units in the same building.

    [2] Offices: - These are spaces above the shops, like first floor onwards. These could either be in an independent building or in a separate commercial structure. The thumb rule for pricing of these properties is one and half times the rate quoted for the sale of residential units in the same building.

  • Besides the above there are also Three other segments

    [1] Industrial Units: - These are generally housed in an Industrial zone and are largely contained in enclosures known as Industrial estates. In these premises, manufacturing activities can be carried out.

    [2] Malls: - These are retail outlets. The first identification of a Mall is that it has the area to circumambulate. These are superstructure that houses a series of commercial units and food courts. Besides every Mall houses a Multiplex that increases footfalls to the malls.

    [3] IT Parks: - These are special zones where there are subsidies offered to the builder for construction which the builder passes on to the buyer. This way the entire region sees massive developments. In Thane Wagle Estate is witness to this phenomenal development. In Andheri East it is SEEPZ. Likewise there are many other areas where these zones are established.

  • Generally most of the developers go in for mixed use developments where the ground floor is used for shops and the floors above designed as residential units. This gives more salability to the building, as they are sold to buyers with mandates of using it for essential services like Provision Stores, Medical Stores, Dispensaries, Dairies, Stationary and the like.

  • However, the retail loans available for sourcing commercial property are very limited although it is available. The lenders for the same are also limited in comparison to the lenders for residential units.
